In most instances, Forster's Property Management is working for the owner of the property and representing the owner as a Landlord's Agent. The Disclosure of Working Relationships is attached to the application and should be reviewed, signed and returned with the application. Thank you!

Tenant’s income must be at least two times the amount of rent when utilities are included and three times the amount of rent when tenant pays utilities to qualify. All residents 18 or older must complete an application and be on the lease and present at lease signing. Tenant’s between the ages of 18 and 21 may require a co-signer depending on qualifications.

Applicants may be denied for lack of verifiable monthly income that meets minimum income requirements, short term employment, lack of rental history and/or poor rental history, providing false information on your rental application, etc.

To view a property you will need to submit an application for review. There is no initial fee to submit an application. It may take several days to review and qualify applicants. Incomplete applications will not be processed. Once an applicant is qualified for an available property the property manager will call to set a showing appointment. If a qualified applicant chooses to rent a property, a non-refundable processing fee of $50 per applicant will be required to complete the application process which covers the cost of a Background/Credit Check (current cost is $35.00) and other office expenses/time associated with processing your application. Qualified applicants may not be approved if Background/Credit Check returns undisclosed information, past due balances to creditors, evictions, amounts due to landlords, etc. Payment of Security Deposit in full is required to hold a property and remove it from advertising.
